Point West is
a full service real estate firm which has been managing residential and
commercial properties in Boulder County for over seventeen years. The properties we
currently manage range from one bedroom condominiums to sixteen thousand foot
commercial buildings and multi-unit residential buildings. Currently we manage
over two hundred units in the Boulder area.
We define property management as the activity dedicated to generating the
greatest possible net return from a property over the fullest economic life. Our
goal is to completely remove any concerns an owner has regarding his/her income
property. Point West is dedicated to remaining a small to mid sized firm where
the owners, Steven O’Donnell and Oliver Ott, are personally familiar with all
of the properties managed and their owners.
Property management can be divided into three different functions, finding
and servicing tenants, bookkeeping/reporting , and continual maintenance and
repair of the property. Point West uses all available resources to fill properties as
early as possible. The resources we use include newspaper advertising, internet
advertising (www.point-west.com & www.CUrent.com,
www.craigslist.com), various billboard listings
(multiple listing service, CU, etc.). Our office staff and phone/paging system
allow us to quickly respond to any prospects. Once found, our rigorous
application process will check a prospects credit, criminal and rental history.
For bookkeeping and reporting, we use Yardi Property Management software.
This is generally considered to be the best property management software
available. Owners receive profit & loss, balance sheet and general ledger
reports monthly. These reports can be sent via mail, fax or e-mail. We maintain
all original invoices and other documents pertaining to the property in our
files. Any documents can be reviewed or copied and sent to owners at any time.
Year end reports with IRS form 1099’s are sent to all owners in January.
Maintenance is often the largest non-recurring expense for a property. We
strive to minimize expenses involved with repair and maintenance at the same
time keeping in mind maintaining the overall condition of the property for the
long term. We use a combination of in house maintenance and independent
contractors for all repairs and
maintenance. Generally charges of $24-$40/per hour are applicable. We are
generally able to handle the vast majority of repair items in this manner
without calling in outside specialist. Occasionally it is
necessary to call an electrician, plumber or other specialist. We have working
relationships with specialists in all fields and usually get fair pricing and
good response.
